General P2P Lending Discussion / Re: How to fund Fundrise account?
« on: December 19, 2015, 04:11:25 PM »
What is the difference between eREIT and REIT?

I understand that P2P as such does not have a long track record but wouldn't you agree with below article that P2P is very similar to credit card debt and therefore has a pretty long although not exactly identical history?

http://www.lendingmemo.com/p2p-lending-as-consumer-credit/

Also, given recent stock market pullback 10-12% in 6-8 weeks and returns over the last 15 years being so low, see data from Morningstar click on Expanded view and Compare buttons or see screenshot below

Why would you have 50%+ in stock market and only 10-15% in P2P?

The big disadvantages of P2P that i do see are lack of liquidity and platform risk.

I am not directing this at anyone specifically but to the whole community to discuss.

Does LC still prohibit Folio trading for IRA accounts?
Also, what are the current custodial fees for IRA accounts?

P2P-Picks / Re: P2P Picks and NSR
« on: June 04, 2015, 02:41:52 AM »
Thank you everyone for your replies.

At the moment i want to back test and possibly to invest later on.

I got the Subscriber SID on P2P Picks site and i can also access the AutoInvesting Add New Account on NSR so i guess i have full access on both sites. Please correct me if i am wrong.

Now i understand that P2P Picks is showing a filtered subset of data/loans and if i want to i can filter that subset of data further.

P2P-Picks / P2P Picks and NSR
« on: May 13, 2015, 12:23:38 AM »
I just signed up for P2P Picks and NSR.

On P2P Picks do i actually have to sign up for PMax etc or are they all automatic?

On NSR i went to
P2P Picks Subscription Options
P2P Picks PMax Top 10%

and clicked Filter button. I ended up with tables with stats but when i go to Common and Credit tabs all the fields are blank. Is this correct?

Is it possible to see P2P Picks values and then change them to see how it will impact a potential portfolio? I am not looking to steal the P2P Picks formula just trying to understand how to use it with NSR.

Thank you

General P2P Lending Discussion / Re: Direct Lending Investments

Would you consider this fund to be riskier than investing into LC/Prosper since small businesses are harder to analyze and standardize due to lack of FICO score, W2 income etc. and presence of accounts receivable/payable etc?

Investors - LC / Recent interest rate and default rate changes
« on: July 15, 2014, 05:54:28 PM »
I was looking at the recent interest rate and expected default rate changes

http://kb.lendingclub.com/siteupdates/articles/Site_Updates/Update-to-Interest-Rates-and-Expected-Charge-Off-Rates-Effective-April-30-2014/?l=en_US&fs=RelatedArticle

Has anyone figured out how to adjust/recalculate existing returns to factor in new rates?

Did anyone else look into CPDI?

"Further, a holder of a Note, other than a holder that is holding the Note in a tax deferred account such as an IRA, will be required to include the OID in income as ordinary interest income for U.S. federal income tax purposes as it accrues (which may be in advance of interest being paid on the Note), regardless of such holder’s regular method of accounting."

So i will have to pay taxes on interest that i have not yet received? What if borrower doesn't pay and i never get interest that was accrued under above method?

So am i understanding above correctly?

Investors - LC / Individual or corporate account
« on: July 04, 2014, 04:29:41 PM »
Does LC allow business accounts? Meaning can i open an account for my S corporation or LLC?

Are there any advantages to investing with LC in corporate name as opposed to individual account?

Investors - LC / Regular account or IRA?
« on: July 04, 2014, 04:27:14 PM »
I've been wanting to start investing into LC for sometime but cannot decide whether i should do it in a regular account or IRA. The way i see it here are the major advantages/disadvantages of each

IRA
Advantages:
Money is already locked for a long term so making 3 year loans is not an issue
Tax deferred income
No tax related record keeping headaches

Disadvanages:
Trading on Folio is highly questionable
Transferring money out to another IRA/stock market will be a pain
Possible issues with IRA custodian going out of business

Regular account
Advantages:
Can trade on Folio
After selling on Folio can easily close account and move money into something else

Disadvantages:
Can only write off unpaid loans up to $3000 against regular income
Tax related record keeping a mess especially if selling on Folio
Income gets taxed at highest marginal rate
You have to pay taxes on accrued interest even if it has not been paid to you yet

Anything else that i have missed?

Any recommendations?

But you need to go to the section in the IRS document that talks specifically about CPDIs to get the proper treatment from capital losses & gains.  Thanks for the well wishes... still deciding if I should spend the money on a tax attorney consultation.

Did you talk to tax attorney?
How did everyone file their 2013 taxes?
